My sister's farm is in Silt; nice place. It takes about 75 minutes to get to Grand Junction from there, and it is less than a half hour to Glenwood. The western slope is nice, but it is changing too because of the resort commuters and it is hit by illegal immigration too. If I stayed in Colorado, I would probably go Park County like somewhere around Como.

I can't help on the place but I can tell you that finding a property with mineral rights is going to be difficult. We've been looking at land for 4 months now and the majority of sellers don't even know who owns the rights. I believe you can track down the owner through the county but we haven't had one that we were close enough to buying (since the Elizabeth property fell through) to really dig into it.
You'll have better luck with water rights and especially on lots over 35 acres. We have found a few down to as small as 5 acres that actually retained water rights. We've also found a couple that have the rights but the current owners are taking them with them. I've realized that some people really want to F'up the surface, mineral, water rights as much as possible for future owners. ;-)
This won't help with water rights but you can track down well details, date, depth, flow, aquifer, etc. It's pretty interesting and could prove useful.
