    Mission Viejo is right on the outside edge of what I call the Aurora Scum Bubble. As this bubble expands it pushes the so called nicer parts of Aurora farther SE and NE.

    When I moved into the Tower/Hampden area 15 years ago it is was a nice middle class neighborhood. Now I see the signs of scum encroachment and quite frankly I can't wait to leave here. If my kids weren't doing so well in school, this area is in the Cherry Creek School District, I'd be gone already. The neighborhoods around here are slowly turning into lower middle class rentals and that is starting to attract more and more of the FSA crowd from the crappier parts of Aurora. The 2008 recession helped accelerate this decline as houses went into foreclosure. I can't imagine what it'll be like in another 15 years and I don't plan to find out. Once my kids graduate HS, we are gone. Hopefully the property values will hold out that long. For now it is still a relatively decent area but I wouldn't count on it staying that way.

    If it were me, I wouldn't move to Aurora.

    We got our rental from a foreclosure and recently had to evict someone from the FSA. She decided to "landscape" the backyard instead of paying her rent. We couldn't tell what was done to the yard when we saw it.

    I don't think it really matters what city you are in.

    In the $200K price range you're going to struggle to find anything that isn't in a lower middle class neighborhood with a lot of rentals. $300K is the new $200K and if you're not in the $300K range I don't think it matters where you are, your options are going to be very limited.

    I currently own a condo off of Chamber and Hampden, it is directly across the street from Mission Viejo. I have owned the condo 6 years and I lived in it for 3 of those years. During the time I lived there I never had a single issue and my renters never had a single issue either.

    I currently own a house in Saddle Rock Ridge which is worth nearly 10X my condo, I've seen fights at the gas station down the street from here and one of my neighbors had a break in a month ago. The homes in my neighborhood are half million dollar homes...

    I'm going through a divorce at the moment and have to sell my current home. I need something in the same price range as you while I'm on the hook for spousal support and looked up north as well as Mission Viejo and other SE Aurora neighborhoods. I'm staying in the SE area because I didn't find the neighborhoods to be any better and cherry creek schools are ranked much higher than Adams county.

    If you want to go somewhere where there's not a "scum bubble" you need to be looking in Lone Tree and Highlands Ranch which means 3 bedroom 2 bath 1300 sqft homes start at $290K.

    Aurora isn't as bad as some think. I live there and work there. Mission Viejo is an older neighborhood and on the cusp now. I live in Murphy Creek, in "gasp" Aurora!

    Give it 15 years. My brother has a rental out there. I'd live out there if the commute was better. I think the biggest thing about Aurora is the gubment. They are flat sucky.

    I was living in CC school district when I was in HS. As people said, it was a good neighborhood back then.
    Mission Viejo area has few apartment which attract few weirdos into good neighborhood. I think South of Smoky Hill area is nice, but I think they are Centennial now. Before I moved to Thornton area, I was looking at a Murphy Creek part of Aurora. It is very quiet neighborhood, but there are only few roads (mainly Gun Club rd, Jewell, maybe 6th) to get into main City of Aurora. I thought it will probably create traffic in few years.

    Lastly, there are very few small section even on Middle and North of Aurora area. They are very remote and very few.

    If I can remember:
    -Very few areas in Parker and Hempden
    -Very few areas near East of Jewell and Havana
    -North East of Chamber and Alameda (near court house. Few new housings)
    -Maybe few miles radius of Tower area near Eaglecrest HS
    -Maybe near Buckley and Iliff near Rangeview HS
