1. "The borrower is slave to the lender" - This is not just an old axiom, it is very real. If I have a huge debt load and can't pay, the bank (or the IRS, etc) will take my house, my car, etc. When you owe money (or anything really) to someone else, they can have a lot of control in your life. Most Americans have gotten very comfortable with this (look at the student debt situation - it's been so normalized to graduate college with $50k+ in student debt, which many graduates take a very long time to pay off) and at the end of the day, the banks own them. This is why getting out of debt is called "financial freedom".
2. I think real estate is a good investment if you choose wisely and don't bite off more than you can chew. I think borrowing money is generally bad, especially if it is over a long period of time.
3. The first rule of investing (okay, maybe not the first, but it's an important one) is to take advantage compound interest. Taking 30 years to pay off your house is letting the BANK take advantage of YOU through compound interest. Just find a mortgage calculator and play with some numbers.
3a. Scenario #1: If I borrow 300k at 3.5% interest and take 30 years to pay it off, I would end up paying $484,968 over those 30 years. I think of it like paying a $184,968 tax to buy something that I probably couldn't afford in the first place.
3b. Scenario #2: If I borrow 300k at 3.5% interest and take 15 years to pay it off, I would end up paying $386,037 over those 15 years. Now I am only paying a $86,037 tax.
3c. Scenario #3: If I borrow 300k at 3.5% interest and take 7 years to pay it off, I would end up paying $338,684 over those 7 years. Now I am only paying a $38,684 tax.
3d. Scenario #4: If I buy a house with cash, I pay the face value and have more money to invest in other areas.
3e. Final note on compound interest: Anyone here who has a 30yr mortgage knows the pain in seeing the payments for the first 10 years be more interest than principle. 3.5% is a pretty dang good interest rate. If 5.5% is the best rate you can get, you're going to pay more on interest than on the actual house over 30 years. That's straight up depressing.
4. The main reason I'm okay with a mortgage (as long as it is a good rate and 15yr or less mortgage, combined with a wisely picked house) is because houses generally go up in value over time, unlike most other things that people borrow money for (cars, boats, consumer goods, etc)

If your mortgage is 100% paid for by the rentals, then you are in the same situation as 3d, but with many more assets (potentially).
Of course that scenario is pretty fluid and can be argued in a hundred different ways.
Personally, if I had $300,000 cash, I'd consider putting $100,000 down on a $300,000 house on a 30 year note, and just paying it off as fast as possible. This gives me some room to slash my budget indefinitely if something comes up and I need to knock my usually high mortgage payments down to the minimum while I sort out what ever financial issue I'm having. I'd also still have $200,000 to invest in other properties of the market or whatever. That's the way I treat my 30 year mortgage. The minimum payment is something like $870ish, but I've been paying $1,300ish a month since I've had the mortgage. This drop the interest amount faster, has turned my 30 year mortgage into an 18ish year mortgage (assuming I continue paying at that rate), helps me build equity faster, and finally, if I run into emergency expenses or job loss, I can magic an additional $430 out of my monthly budget without any negative effects on my credit or acquiring more debt. This is what I actually did in the (it's been 6 weeks now) time I've gone without a paycheck. So far, I've only paid a single mortgage payment at near the minimum required, so I won't have to kick in that much extra to catch me back up to where I was so I don't lose any ground on my plan to pay off way early.

Correct. More per month to invest, but if you are investing money instead of paying off your debt with that same money, you have to subtract the money you are paying in interest from your gains. (If you are making 7% with the money you invest, while losing 3.5% on your house "investment", your net is only 3.5%. 3.5% gain is barely (if even) keeping up with inflation. The biggest thing that you left out of your equation above is RISK. There is an incredible amount of risk in being a million of dollars in debt on 8 different properties. Cash flow is not guaranteed. What if the market slumps and 3 of your rentals are vacant? Can you cash flow that for 2 or 3 or 6 months? What about damage from renters? Are you making enough to pay the mortgage+insurance+taxes AND cover repairs and maintenance? Also, no bank in their right mind would loan you the money to buy 8 rental houses at $150k ea without having an established income (with a track record of more than 24 months) to cover the mortgage+insurance+taxes on each of them. Those payments would each be somewhere around $700/mo, so you would need to have an established income of around 8k/mo before a bank would even think about loaning you that money.
Of course that scenario is pretty fluid and can be argued in a hundred different ways. Yes. I also could be totally crazy. There have been numerous studies that show many similarities between sleep deprivation and alcohol intoxication. My body doesn't handle night shifts very well.

You did a good job planning for the future here. Children do things on impulse, adults make thoughtful decisions based on the long term effects. The most important thing I think you said here was about "paying it off as fast as possible". Too many people fall into the "making payments" trap and then never get out of debt and never seriously plan for their own wealth. Overall operating costs will be pretty much the same. However when they build some of these houses they only build with high efficiency tanked direct vent water heaters. The cost is usually around 2200-2500 depending on the install. Those tanks will probably last 7-10 years. A tankless is roughly $4200 and will last for 20 with proper maintenance and will save space.

I'd like to go tankless just to clear up space and clutter, and I know who I'll call if I ever go that route.
I WAS a slumlord. We sold the place after only a year. Neighborhood was gong to crap if you remember.
Aiming to lose over 60lb this year and drop sub 200. 3 weeks in and so far so good, but hey the first 25lb are easy.
Hate counting the calories of every item I eat, not to mention eating approx 1600cal a day sucks. At least 21 more weeks of this.
Cutting carbs to a minimum will really help. Good luck!

You can actually install one outside of you wanted. Those require plugged heat tape during the winter months. Very involved install.
I could put one in my heated garage pretty easily I bet. That's not a bad idea, except I'd like to avoid water pipes in the attic.

FWIW, I have a tankless in my house out here. Rinnai is the brand. I have no complaints, apart from not having an easy 40 gal of drinkable water on hand in case of an emergency... but that's something that is easy to compensate for if you think you need it, and it's not really a complaint about the product.

HB, thank you. I don't exactly follow a structured program. After reading "why we get fat" it donned on me how carb sensitive I am and how everytime I did loose weight I cut the carbs the most. I try to eat protein heavy, and limit the carbs. If I get over 110g of protein a day I don't feel hungry as long as I manage the carbs. In reality carbs are averaging aroud 90g a day so far, since they are everywhere. But as long as I can hit 2-3 lb loss a week I'll leave it alone for now.

I like eating lots of protein, fat, and oils. Too few carbs and I feel tired and hungry like you said. The most difficult thing for me is once I start eating carbs, then I can't stop and go over board.

We chose fine, but the person that owned three surrounding properties wanted out and we saw things going down hill once she sold, so we all sold together. The important part was that while we were operating on long term plans, and ended up going short term, we still made money. It was a decent experience.

Same as everyone else's response I'm sure. I've worked for 15 years, barely ever even cracking 40k in yearly wages. I've made probably $500,000 in total wages over my entire working career, and I have almost zero to show for it. If I got a million dollar hospital bill tomorrow, I'd likely go bankrupt trying to pay for it.
My family of 3 can realistically live off of, very comfortably, 30-35k a year, and we've had a double income for nearly a decade now. So where is the $250,000+ that I should have as a single person, not including investment gains? I spent it. All of it. Making wise financial decisions is not a secret anymore than eating healthy and not being a fat slob is not a secret. If I get a million dollar medical bill tomorrow, and can't pay it, whose fault is that? It's sure as shit not Walmart's fault because they can afford their corporate taxes. It's not rich people's fault because they pay more capital gains taxes than I've paid income taxes. Nor is it the government's responsibility to dig me out of that hole. That's all on me.
I wanted to comment on health care as well, as a lot of our biggest health disease are preventable by people taking care of themselves, not everything, but a lot. Obesity, disbetes, etc. He mentioned that he thought a healthy populace was part of upholding national security as well. I can't quite rectify that, but treating a lot of people doesn't necessarily mean they all get healthy either. I lost my steam.

I'm just trying to get off the vampire schedule. Does anyone here take any sort of sleep aid? I took 1x 25mg benedryl at 9pm last night and it helped me sleep, but I STILL feel really groggy and generally disoriented. Anyone else have these issues?
I drank a lot then passed out on the couch, so I also feel a bit groggy.

Uggh, welcome to craptastic schedule, thank God I'm off of it for now. I can never get used to it, doesn't matter how well I sleep, or how many hours I sleep, I'm always tired working overnights. I don't have any good suggestions, as I've never found one myself, but good luck in your search.

I find that sleeping during the time you're used to is more important than how many hours you sleep. We've all stayed up till 2-3 am, then slept till 11:00 am, but you still wake up feeling like crap.

Yup, sounds about right. I can usually do just fine with 6 hours of "normal hours" sleep, but on overnights I was finding even with 6 hours (9a-3p), I'd be up for a few hours, do the dinner thing, and then sit down to relax with the family, and I would pass out on the couch until time to get ready for work again that night. It's terrible, and I hope I don't have to do much more of it.

hahaha yep. I usually try to sleep from about 8:30am-3pm, and then right as I'm getting really sleepy around 8 or 9pm, I'll go do a really hard 20-30min workout and drink a workout shake that includes glutamine and arginine (both of which are mild stimulants). I leave for work around 9:45pm and while I'm at work, I'll eat an apple (which contains natural stimulants), usually a dinner-like meal, and then I'll munch on something that is fatty and high in protein like peanuts or pistachios around 3-4am and that usually gets me through the night alright. But that's the easy part. The worst part is that I work just a couple of nights in a row every 8 or 10 days and it's not consistent.

Nope. These were delicious. I got a 30lb variety pack of all kinds of different sausage, burger, salami, jerky, etc, and you can't taste the venison in any of it. It's all awesome. The steaks you can taste it a little bit, but this was a pretty good deer.

Ugh....when I first came in we did that week o days, week o swings, week o mids, and then do it again.
We were doing Panama for years at Buckley, but now our watch is 2 days, 2 mids, 4 days off on 12hr shifts. But I'm a day-ho now. When I cover shift now it is mids for a week straight, then do it again 6 weeks later....

The trick to venison or other game meat is the pre marinade. I usually put the steaks, chops etc in some milk for 30-40 minutes. Then pat dry. Olive oil and dry run of choise.
OR after the pre/soak. Do a good brine prior to cooking. There's a good read on preparing game meat from a few o nline sources. IIRC Hummer from palisade area, does lot's of game meat.
Just smoked a batch of Fallow Deer from Fl. They're basically funny looking fatter great dane with spots & horns.
My wife actually likes the deer taste of the steaks all on their own. I was telling my uncle (hunting partner) that we just grilled them, and he basically said the same thing about preparing them properly. Fallow deer are weird looking.

Occasionally we harvest an older animal or an animal that may have been "over stressed" that has an over powering gamey flavor, there are many techniques for minimizing that flavor so as not to be over powering in your recipe. Experimentation is encouraged.
Such situations are pretty rare if care is taken to select and harvest a good animal and then properly process the carcass.
That pic of your burger looks great but I would be disappointed if it had no venison flavor.

Something he or anyone could do for ground, is add or have the processing place add more pork fat. From what i "understand" the average is 30-50% fat to venison.
I'm in the basic stage of grinding meat. Trying to use 40% fat - 60% venison. I don't hunt. BUT a few locals do and are more than generous with their take.

So while projections show that I can save the cash in under 3 months, I'm coming the gas tank every single day. The amount of interest I'd pay on a sub 10k loan that is paid off in under six months will pale in comparison to the $24 a day I'm currently paying in gas.
I currently have $40,000 worth of available credit without the HELOC, so having additional credit available is not likely to change my spending habits and get me into trouble.
I'm really trying to just use cash, but if the burden on family gets to be too great, I'd rather place the burden on myself via a loan if necessary.
Final note, I've got enough equity in my house that I would be setting up a HELOC, regardless, it just so happens to be bad timing. I didn't apply with the idea in mind to buy a car. Remember that I don't WANT to buy another vehicle.

I can get 30 mpg out of an '05-'06 Jeep Liberty diesel. I'm seeing them on Craigs list from $6-$9k. There are some required upgrades to get the mileage, otherwise it is still 25mpg (compared to the 17.5mpg I'm averaging now). Upgrades should cost $2k or so and can be done over time, NOT financed.
I can do my job out of the car I have now, but the company won't let me because it's a car. As soon as new car is in the picture, Amigo is getting sold. Little bit of adjustment for new job, but so far the pay has been worth it, and we're not even in busy season yet. Another consideration for buying asap is that I won't have time to be shopping for cars and making upgrades during busy season.
